What it is

End-to-end commercial flooring, site survey, specification support, supply and installation. We work with carpet tiles, contract broadloom, LVT planks and tiles, safety vinyl, welded sheet vinyl, anti-slip systems and entrance matting.

What Goes Wrong

The problems that turn up
when it's done on the cheap.

Under-spec'd for the use class

A 22 Class carpet tile in a reception lobby will look tired in 18 months. A standard cushion vinyl in a commercial kitchen will fail a slip assessment. Spec to use class first, price second.

Programme overruns

Floor is usually one of the last trades in. A late or under-resourced fit holds up handover and trading. We resource jobs properly and work out-of-hours where the programme demands it.

Adhesive failures

Wrong adhesive for the sub-floor, the floor type or the temperature is the most common reason commercial floors fail in year one. We work to manufacturer-specified adhesives and conditions, not what's on the van.

Slip-rating non-compliance

Operators are increasingly held to HSE slip-resistance standards for wet and food-prep areas. A non-rated floor in those areas is a liability. We spec R-rated safety vinyl as standard for those zones.

    Site Survey & Spec

    We survey the site, assess sub-floor condition, traffic, wet/dry zones and compliance requirements, and propose a specification. Specification support is free, with or without a commitment.

  2. 02

    Programmed Quote

    Itemised quote with programme, resource plan, materials lead times and any out-of-hours requirements made explicit up front.

  3. 03

    Prep & Mobilisation

    Sub-floor moisture-tested, prepped, primed and latex-smoothed as required. Materials called off to land just before fit, not week one.

  4. 04

    Installation

    Our regular KSC fitters on site, working to programme, in PPE, with site induction completed. Phased installs handled in agreed zones to keep the operator trading where possible.

  5. 05

    Handover & O&M

    Floor cleaned to handover standard, off-cuts retained for snagging, O&M information (data sheets, cleaning instructions, warranty) handed over to the FM.

Commercial flooring is a different trade to domestic, different products, different specifications, different liability profile. Here is how we approach the main commercial product families.

Carpet tiles and broadloom

Carpet tiles dominate office and retail back-of-house because individual tiles can be lifted to access services or replaced if damaged. We spec to use class (Class 32–33 for general office, Class 33+ for reception and corridors) and to back-type (bitumen vs cushion-back) depending on whether raised access flooring is in play. Contract broadloom suits boardrooms and ceremonial spaces where seam appearance matters.

LVT in commercial use

Commercial LVT moves to a 0.7mm+ wear layer with reinforced surface coatings. The right pick for café floors, salons, surgeries, retail showrooms and modern office breakout spaces. Always glue-down in commercial use, click-fit is for residential. Adhesive choice (pressure-sensitive vs hard-set) is driven by traffic and underfloor heating.

Safety vinyl and welded sheet

Commercial kitchens, care home wet rooms, school changing areas and clinical environments require R-rated safety vinyl (R10/R11) with hot-welded seams and coved skirting. This creates a continuous, hygienic, slip-resistant surface that withstands daily wet cleaning and meets infection-control standards.

Specialist systems

Entrance matting (tile or roll, with brush, scraper and absorbent zones) protects every floor inside it. Stair-nosings with contrasting strips meet Equality Act visual-contrast guidance. Static-dissipative flooring for electronics and clean-room environments is available on request. Where a job needs a specialist system, we spec and install it; where it sits outside our trade, we say so.

Yes, many commercial fits run nights, weekends or holiday closures so the operator can keep trading. Out-of-hours rates are quoted explicitly up front.

Can you supply specifications for our designer or FM?

Yes. We supply product data sheets, slip-resistance certification, fire ratings, environmental certification (e.g. BRE Green Guide where applicable) and adhesive specs as part of the quote.

Do you work to a programme?

Yes. We resource jobs to the agreed programme and confirm dates in writing. Where the wider programme slips we work with the main contractor to re-plan rather than no-show.
