What it is

Supply and fit of luxury vinyl tile (LVT), both click-fit (floating) and glue-down formats, in wood-effect planks and stone-effect tiles. We work with Karndean, Amtico, Moduleo and several alternative ranges that perform the same.

What Goes Wrong

The problems that turn up
when it's done on the cheap.

Lifting plank joints

Cheap glue, skipped primer or a damp screed lets glue-down LVT lift at the seams. Once lifted, it traps moisture and the plank curls, at that point it's a re-fit, not a repair.

Telegraphing, every bump shows

LVT is thin. If the sub-floor isn't latex-smoothed to a flat finish, every grain of debris and every dip shows through within weeks. This is the most common DIY failure we get called to put right.

Cupping in wet areas

Click LVT fitted in a wet kitchen or bathroom without a glue-down spec will eventually take on water at the click joints. The right product and adhesive choice prevents it.

Wrong choice for underfloor heating

Not every LVT range is UFH-rated. Fitting the wrong one over a heated screed voids the warranty on both the floor and the heating system.

    Sub-Floor Survey

    We check moisture, flatness and sub-floor type (screed, timber, existing tile) on the measure visit and tell you exactly what prep is needed before we quote.

    Written Quote, All-In

    Supply, prep (latex screed, ply, primer), adhesive, fit, doorbars and skirting/scotia where needed, all itemised on one fixed quote.

  3. 03

    Prep & Latex

    Old floor lifted, sub-floor cleaned, primed and latex-smoothed where needed. We don't fit LVT over a problem and hope.

  4. 04

    Installation

    Glue-down or click-fit per the spec, planks dry-laid first to check pattern and joint stagger, then bonded with the manufacturer-specified adhesive.

  5. 05

    Trim & Sign-Off

    Doorbars and scotia/skirting trimmed in, excess adhesive cleaned, floor walked with you for sign-off. Most LVT floors are usable next day after glue cure.

Click vs glue-down

Click LVT floats over the sub-floor with an integral underlay or thin foam, quick to fit, easy to lift, ideal for bedrooms, living rooms and dry hallways. Glue-down LVT is bonded direct to a prepped sub-floor with a pressure-sensitive or hard-set adhesive, the right choice for kitchens, wet rooms, commercial use and anywhere with underfloor heating. We specify per room, not per house.

Sub-floor prep, the real job

Existing tile is normally over-boarded with 6mm plywood. Timber boards are checked for movement and screwed down. Concrete or screed is moisture-tested, primed and latex-smoothed to a flat finish. We do not skip this, fitting LVT over a bad sub-floor is the #1 reason floors fail early.

Ranges we work with

Karndean Designflooring (Knight Tile, Van Gogh, Korlok) for residential; Amtico Spacia and Signature for premium domestic and light commercial; Moduleo Roots and Transform for mid-range value; and several alternative ranges where performance matches the named brands. We are honest about which gives you better value in your room.

Patterns, herringbone, plank, parquet

Standard plank is the fastest fit and lowest-cost. Herringbone takes roughly 30–40% more labour and waste but transforms a hallway or open-plan kitchen. Parquet and chevron sit between the two. We mock up the pattern on the measure visit so you can see what you're committing to before the quote.

Residential vs commercial spec

Residential LVT is typically 2.5–3mm with a 0.3–0.55mm wear layer. Commercial spec moves to 2.5–5mm with a 0.7mm+ wear layer for cafés, salons, surgeries and offices. Wear-layer thickness is the single most useful number on the spec sheet, we'll point you at the right one for the use.

Can LVT be fitted over my existing tiles?

Usually yes, we over-board with 6mm plywood and prime, or use a self-levelling compound, depending on the tile depth and grout lines. We assess this on the measure visit.

Is LVT suitable for kitchens and bathrooms?

Yes, but only with a glue-down spec and the right adhesive. Click LVT in a wet room will eventually fail at the joints. We specify the right format for the room.

Can LVT go over underfloor heating?

Yes, most modern LVT ranges are UFH-rated up to around 27°C surface temperature. We confirm the range is rated before quoting if UFH is in the room.

How long does LVT installation take?

A standard kitchen-diner of around 20 m² is typically prepped on day one and fitted on day two. Whole-house installs run 3–5 days depending on sub-floor condition.

How long does LVT last?

On a properly prepped sub-floor, residential LVT routinely lasts 15–20+ years. Commercial-grade with a thicker wear layer holds up in busy public-facing rooms for 10+ years.
